Progress Report for Spring Break week

We had a very productive week and I want to thank everyone who worked so hard to move this project forward this week. We made some office moves, moving Lynda next to Nancy and bring Susan up from the basement to Lynda's old office and we removed two more loads of surplus.

The basement is really emptying out as needed:

Per Ann's update, next week we will have the movers again and the journals in the basement identified for Ferguson will move and after the T's are finished we will start moving R's to 9. The use of the wooden carts have helped greatly,moving these large books and bindings.

Spring Break on the Lower Level

You've seen the blogs and info regrading the Digital Media Center for the Lower Level, a lot will be happening down there in the next couple of weeks and this is the beginning. Last week we continued to move out surplus and some empty shelving as well as relocate the microfilm cabinets centrally within the hallway between the two doors. This will be their home during construction:

The one side will form a barrier for the work to be done on the north side and a runner has been ordered to cover the floor in the middle.

Fire Door has been Replaced!

As previously announced the fire door that was installed between the main library building and the tower when it was built back in the mid "70's, needed to be replaced and thus the area was prepped last week with drywall removal and protective passage barriers. Wednesday night after closing a demo crew came in and removed the steel bracing for the door:

This also gave us a view of the "Back of Jackson", not seen for many years:

Saturday, while we were closed, the Overhead Door folks (contracted for the new door) removed the old door:

And installed a new door:

Admittedly, there is not much difference looking at them rolled up but the new door will have new controls and smoke detectors that activate as needed. This door is not tied directly to the main alarm system but operates independently based on circumstance. And we are fortunate that this was able to be accomplished on a day we were closed because it was loud, noisy and messy:

This week is clean-up and rebuild, for a safer new year. Cheers!

Fire Door Replacement Project

This is an FYI about and upcoming facilities project. Back in the mid '70's when the book tower was added to the main building, the dividing gate, which we use for 24/5 separation and a fire door were installed at the opening created, which is now our first floor lobby and main traffic corridor. This fire door is expected to drop and create a barrier between the buildings in the event of a fire on either side. This door is now in need of replacement and this project will begin on December 12th.

On December 12th, the demo of the wall on the Access Services side will begin and a plastic dust tunnel will be installed for passage through the work area. The computers and new books will be relocated during this activity. On December 17th, which is a Saturday and the library is closed, the old fire door will be switched with the new one and the following week will be the hook up and rebuild of the walls.

Hopefully this project will conclude before we are out for the holiday, any leftover work will occur the first week of January and the expectation is that we are complete and put back together by the start of classes on January 9th.

Dr. Jackson returns

During the renovation activity the portrait of Dr. Jackson was taken (thanks Kimberly) to a conservator for treatment and to stay out of harms way. The portrait has returned and is in it's home above the case which houses the mace. To summarize the work performed, the portrait was cleaned, re-stretched and touched up in places that had aged or become damaged. The cost of the conservation was gracious paid for by Jacqueline and W.C. Jackson III, the Jackson family. During the fire wall replacement the portrait will be moved to the Hodges Reading Room for safe keeping until January.

Today's Inspection, The Good, the Bad and the Ugly

As you know today was our state inspection for the renovation project and the bad news is that we do not have occupancy yet, the good news is that we are closer. I think it is important to share some information about the inspection and discuss why we aren't there yet.

Since this is a state funded project a state inspection is required to review the work of designers, contractors and sub-contractors all in the name of life safety and health. In other words, this review is meant to ensure that all of the work done has been completed to the best of everyone's ability in order to keep us safe and protected in the event of an emergency. A punch list of issues has been created, based on today's review and I have to admit it is all items that we would want addressed for our future needs. Much of it is not readily visible or obvious but is important for our protect. Some examples of activity today include:

This is a test of the water flow system that releases water from the sprinkler system if activated. This is important for protecting people and materials in the event of discharge from long term damage.

Smoke test for alarm activiation

This is a review of the new electrical system and panels, install specifically for the third floor in order to give us greater electrical capacity and options.

This is inspecting pipes and fire devices so that they function properly and as expected in the event of an emergency.

Inspecting Sprinkler System and Shut-off

This was today's ugly, the smoke machine that was responsible for the early morning evacuation. It redeemed itself later by performing for the intended smoke test to help us know the system was working properly.

Due to the nature of some continued work that needs to be completed, we did not achieve occupancy today but took another step closer. A follow up review is expect within the next two weeks and then we can proceed from there. Please be patience, but this will ensure that we have a quality product.

Renovation Status

I wanted to update you on the status of our project, with the noisy and dusty part done it is hard to realize that work is still being done, but I can assure your that it is. The aforementioned punch list is getting near completion, there are several important items to still address before the inspection process is started. But some finishing touches are going up:

Meanwhile we are making local adjustments where we can, such as the second floor conference room is finished off and larger..............

Next Saturday we are expecting to do the building power shut down test, early before we open. This means the power to the building will be shut down in order to test fire alarms and batteries. Please do not plan for any other activities on this morning. This activity should be completed by 9:30 AM.

Once this is done and passes, the expectation is that the inspection can be scheduled. Because this is still later than we anticipated we are expecting to not have total access to space in Hodges until later in the month. Please continue to seek alternative venues as needed.

In the last two days we have taken another step toward the finish of this renovation project, we had owner training with the sub-contractors and UNCG facilities personnel on many of the infrastructure changes and new mechanical devices. An interesting insight into this experience is shown below, the air on the third floor coming from the new HVAC unit will be disinfected to enhance the controlled environment:

Slowly but surely

We are getting there, slowly but surely and the latest schedule has us complete right at the start of the new semester. So not much time to react but as I said before, it's still better than November. What is happening now is a lot of finishing touches and tweaks to certain areas. The big news is regarding the new HVAC system has been started and is being balanced to produce proper air flow. A couple of photos on things you'll see, this is the bottom of the steps onto the first floor landing next to reference.

This is the stripping out back for the warning over the exit ramp access.

The next couple of weeks will be more loose ends and clean up with a tentative date for state construction inspection set for August 18th. An announcement will be made at the All Personnel Meeting it that is the case. And once some additional clean-up takes place we'll start putting some furniture and pictures back in place..........so stay tuned!

End of Week Updates

A couple of updates at the end of the week here, the third floor shelving arrived yesterday and we've made the decision to not install until the project is finished and the affected areas are back in our ownership. This means the basement is a little more crowded but that is only temporary. Once the construction part of the project is complete all of the stuff stored in the basement will start being incorporated into its new home, but more about that later. In the meantime, please do not open anything.........

While work is continuing on the new HVAC unit (getting it ready to fire up) and some plumbing work that is waiting for decisions, here is a look at the finishes being applied to areas of the third floor. Carpet is going down in the offices:

Very Important!!! The areas of construction are still restricted for our use. This is a safety issue as state construction considers these areas to be construction zones until inspections are complete and occupancy has been approved. So as these areas are being finished off, they still cannot be used until we are granted occupancy. Case in point:

The second floor restrooms are still being tweaked with finishing touches, and then they still need to be inspected before they are operational. The inspection is expected later next week. An announcement will be made when this happens.

This also includes the south stairwell.

As the floors are being painted and finished, there are still dangerous situations present and once again, we will not use them until occupancy has been declared. The current goal is to try and complete testing (fire alarms) and inspections on the 29th and punch out problems the following week. I'll keep you updated as information is available.

We received the new HVAC unit today which means is one of the major components of this entire project as it will drive the new environment for our SCUA expansion. And of course it took some heavy equipment:

Construction Meeting Update for June 14th

Yesterday was a monthly construction update meeting with all parties including state construction. The following is a recap of the meeting:

the project is 78% complete, with demo considered 100% complete
79% of demo'd material has been recycled
in-wall inspections on the framing for the south stairwell has been completed and drywall installation will occur next

Exterior ramp is now complete.

Expected time-line:

South stairwell and restrooms have another 2 to 3 week window for completions, inspections and beneficial occupancy
Third floor occupancy will be somewhat delayed as the HVAC system is now expected to need extra time for system control set-up and environmental regulation.

Overall, end of all renovation work is now projected to be closer to the end of July.

Weekend Update - Demo complete

Yes, some work does get done on the weekend, the duct guys are working in order to get in front of other parts to be added later this upcoming week. The third floor really has multiple components involved in order to be the type of space we need long term. This week the new windows in what will be the closed stacks area were sealed to keep out light and moisture:

Finally all of our major demo work is complete, this is the hallway on the second floor in the administrative office area. The corner has been removed to build the fireproof stairwell and change the layout of the corridor. Once complete, the conference room will be accessible directly from the hallway.

And the framing is going up on the first and basement floors, once its inspected they will start hanging the drywall next week.

Second Floor Demo

This week the last of the "messiness" occurs with the second floor demo. They are having to work around the IT network array which is between the corridor and the conference room:

While this is happening, the new walls are going up on the first floor to shape that fire passage.

Notes from yesterday's construction meeting:

the new HVAC unit for the third floor is expected to be installed somewhere around June 20th.
sprinkler system is in on the third floor and once the duct work is done the lights and ceiling tiles will go in. We walked the shelving plan expected to be installed in the closed stack area and measured ceiling heights etc. Looks good!
Bathrooms are missing a couple of parts need to complete, once received the rest will be put together.
Timeline on project stills gives us a few more weeks, let's say 4 to 5 at this stage, but all major questions and concerns have been addressed, so we are confident the end is near!

As you've read the work has progressed and this week transitions the stairwells. In addition, the sidewalks have been poured on the south side exit toward EUC and the ramp off the dock has been poured and is just waiting for railing:

Also the 2nd floor restrooms are progressing, once the exhaust fan duct work is completed the rest should come together pretty easily. The rooms are now tiled and fixtured, here is the men's room:

With the plastic up on the south stairwell, entrance to the administrative offices will be through the corner emergency stair by Lynda and Rosann's offices:

This means you should NOT use the hallway coming from SCUA and the 2nd floor foyer, until further notice:

May 19th Update - time to transition

This is the new exit door in the basement onto the dock. It is alarmed and should not be used except in emergencies.

Outside ramp is still under construction, but now you can see the slope.

Bathroom fixtures have arrived and progress is continuing there nicely.

Later this week we will be switching stairwells and that is the final piece of demo that needs to occur. More information will be posted on Jackson-l regarding pathways and access later this week. For now, here is a look at the projects progress:

A couple of take aways from this week's construction meeting, the plan is to have the north stairwell inspected on Monday which means we could start putting up plastic around the south stairwell on Tuesday. More info on that as we get closer.

The ramp is started ajacent to the dock, here are the footers.....

Some of the new windows are in for the third floor. These are the ones that will be in the stack area to block light and moisture.

This hole and its brother on the first floor are for the sprinkler system running up to the third floor. This was what cause the fire alarm activity on Tuesday.

A new feature for us on these new stairwells will be this "area of rescue assistance" that folks who can't evacuate can have shelter and call for assistance.

Some other notes of interest, the project is now considered 65% complete, yeahhhhhh, over the halfway mark and the constractor is reporting a 79% recycle rate, which is also good.

Renovation/Furniture updates

A couple of quick notes regarding both renovation updates and new furniture arrivals, first the renovation. There are still some issues being worked out with fire alarms and lighting so the stairwell changeover will probably not happen until the week of May 2nd at the earliest, I'll keep you informed. Everything else is still moving along, we are looking at a Monday after hours water shut-off, but more details to come on that as well. Tile work and plumbing fixtures will happen soon in the new restrooms and a cover was placed on the plumbing array outside today, which looks much nicer.

The ramp off the dock is expected to get started by next week. Another important note; the construction crew are making an effort to keep the dust down as much as possible. In addition to trying to maintain their seal integrity around the temp walls, they are also vacuuming the books in the basement to try and help with clean up.

Regarding furniture arrivals today; much of the new staff lounge furniture came in, we are still missing one sofa, 4 chairs and the accent table replacements. They are expected on May 3rd. We've added some cafe type tables for more eating space and the staff chairs are for use when we have big events. I hope everyone enjoys.

In the middle of the basement is more furniture that we needed to receive early before cut-off. This will be put in place over the next several months but at this time we want to leave them boxed and safe until we are ready to deploy.

Construction Updates

As of today, April 12th, the project is officially listed as 41% complete. Pending some questions to be resolved with the fire alarm, turn over of the stairwells will probably not occur until right after Easter while other work on the restrooms and third floor continue as planned.

The handicap ramp in the back will be next and the dock is expected to be able to return to normal operations in the first or second week of May. An official notification will be sent out when ready. Project completion is now projected to be end of June, early July.

Some of you might be interested to know that of the materials removed from the building so far as part of demo or replacement, 83% has been diverted from the landfill either through reuse or recycle.

So, so far so good, next update will probably not be until next week.

FYI - later this week the construction crew will begin applying an epoxy to the area of the third floor that will contain the HVAC unit. This epoxy is to seal the floor and does produce an odor. They are planning to vent the odor out the windows but some residual smells could remain in the building.

Progress continues and I can share this information with you; the stairwell transition will occur in about two weeks, meaning we will have access to the north stairwell and will close the south stairwell. All affected areas will need to be ready at that time.

Also the steam is still off in SCUA and will probably be into next week. Room 216 has been blocked off for use by dislocated staff. The loading dock is still closed but we will have some pre-arranged deliveries occur over the next couple of weeks. Other progress is shown as follows:

TGIF - end of week wrap up

Work has ended for the week and although it wasn't as loud quite a bit was accomplished. The drywall is going up in the north stairwell and a lot of electrical and plumbing work was done, laying the foundation for bigger more visible pieces. Today's smells caused by the welding will hopefully dissipate over the weekend. The water shut off and fire alarm activity this week was successful, thanks again for your patience.

Thanks for your patience last week, it was loud and dusty. This is mostly due to the fact that the contractors put extra people on the job to get as much drilling and demo work done (while students were out) as possible. There was also alot of core drilling for the piping that is needed to move water from basement to third floor. This is an example of the new pipes running across the ceiling.

Some Informational Updates

Today has been very active on the project and the monthly meeting was held that brings all the players together to discuss progress. I wanted to share some information that is random in nature but applies to the work so far and this week. In no particular order:

I asked about the lights on the third floor that stay on all night. This is a safety issue and is common practice with construction projects. This will remain the case until the new lighting and ceilings are installed.
81% of the materials demo'd so far have been recycled, a slide was shown showing the breakdown.
Much of the activity this week is focused around running the plumbing lines for the second and third floors. Until further notice the book sale area will be closed and some pipes are unexpectedly going to be ran in through the reference office.
The work off the loading dock will take longer than originally projected. The dock could be closed until the first week of April, FYI.
I've asked for the floors to be cleaned at the end of the week for when students return. And if you see an area not being covered for dust properly, please let me know.

Not directly related to the larger project, but taking advantage of spring break is the new reference desk set-up, which will occur on Friday, FYI.

Heads Up! Drilling in Reading Room Friday afternoon

Starting at 3 PM, the contractors will need to do some core drilling in the Reading Room adjacent to the leisure book area, Ann and crew are prepping the area, thanks. They need to drill 3 holes which will take about 30 minutes each for the plumbing lines going to the 2nd and 3rd floors and Friday afternoon should provide minimum disruption. The 2nd floor restroom work has been pushed back to the week of break, more details on that next week. Thanks for your patience, Mike.

The moves in SCUA also included pulling some of the flat files into the old staff area and moving the remaining files that were behind the construction wall to the side wall in the back room. The area needed to be available for the stairwell construction is now ready, thanks to everyone's hard work.

Change in trash and recycle collection

This message was sent by Ben Kunka from the Office of Waste Reduction and Recycling to facilities operations:

In the coming weeks the Jackson Library loading dock will be under construction, with no good place to relocate the trash dumpster and recycling dumpster they will be removed until the project finishes. The OWRR will place several 95 gallon roll-cart containers on the sidewalk closest to the loading dock coming from the north side of the building for trash and recycling collection. Green bins labeled "Commingled" will collect recyclables (refer to recycling guidelines listed on container's sticker, attached for your reference) and black bins labeled "Trash" are for all other material. By Wednesday February 23rd the dumpsters will be gone and the roll-carts will be in place.

Please let all housekeeping staff in Jackson Library and South Spencer know of this upcoming change. Students in South Spencer will also need to be notified.

During this time it will be imperative to break down all cardboard boxes. The OWRR crew will be servicing these bins on a daily basis but if overflow issues occur please do not hesitate to contact me so we can address the issue immediately, 336-215-5842.

Changes in the Basement

Plastic is going up in the basement for the demo of the area for the basement landing and the route to the new fire door. To accomplish this some of the microfilm cabinets have been moved to the end of the runs and a section of shelving was taken down to accommodate the plastic barrier. Microfilm cabinets are still accessible through the shelf runs but it is tight quarters, please exercise caution and make students aware as well.

I'll get some photos up later today along with a view of the new BB&T location that Ann alerted you to yesterday. Thanks to Ann and her crew for the moves and the heads up!

More info on water shut down

The water shut down that will occur at 5 PM on Thursday evening will effect the main library building only. The tower and EUC will still have water so students and patrons can be directed there. If you have a water source in your department please put a sign on it Thursday before you leave just in case. Also be aware of re-pressurization of pipes on Friday morning.

Plastic is Going UP!!! North Stairwell is not closed!

Plastic is going up on the north stairwell to contain dust and dirt for the work that needs to be done for the stairwell fortification for the third floor renovation. First floor entrance west entrance to the Reading Room is now closed and folks should be routed to the other side. The pictures on the wall are living safety in ILL, thanks very much.

Water Shut Down Thursday Evening

This is a heads up that the water will be shut down on Thursday evening starting at 5 PM for approximately 3 to 4 hours. Details will be provided later with regard to effect on tower and EUC but the main building for sure will be without water. If you are working past 5 PM on Thursday in the main building please be aware. More specifics to come.

Signs to be posted

FYI - signs for the large signholders have been ordered that say:

JACKSON LIBRARY

NO ACCESS TO 3RD FLOOR
BEWARE OF CONSTRUCTION
IN STAIRWELLS AND
BASEMENT.

Smaller copies will be used until the larger ones are ready. These signs are simply a tool to use when helping students negotiate their way.

Receiving Dock to be CLOSED

Beginning Wednesday, February 16th the receiving dock will be closed in order for some work to be done with regards to tapping into water lines. Deliveries will be routed in through the connector doors and the area immediately in front of Joe's office will serve as a staging area. This work and the dock closing will take approximately 2 weeks and I will notify everyone when deliveries can resume as normal. Please do not direct shipments or drop-offs to that area in this time frame. Thanks!

Renovation Project has begun!
